Subject: Request to end tenancy at [address]

Hi [Landlord / Property manager name], I'm writing about the tenancy at [address], which started on [date] [and is fixed-term until [date]]. Because of [my redundancy / loss of income], I can no longer afford the rent and I need to [move to a cheaper home / move to [place] for work]. I'd like to ask if we can end the tenancy on [proposed date]. I'm happy to: - Keep paying rent until the date we agree [or until a new tenant moves in], - Help find a replacement tenant and allow viewings, - Leave the property clean and tidy, and arrange a final inspection, - Cover reasonable advertising/reletting costs [if you want to offer this]. Can we agree this in writing? I've attached a draft agreement. Thank you for your understanding, [Your name] [Phone]

Tips

  • Notice rules depend on the type of tenancy (periodic or fixed-term) and the current law. Check tenancy.govt.nz or call Tenancy Services (0800 836 262) before you act.
  • A fixed-term tenancy generally can't be ended early without the landlord's agreement or the Tenancy Tribunal. Ask for a written agreement to end it.
  • Offering to help find a replacement tenant usually makes landlords more willing.
  • Ask Work and Income about help with moving costs, bond and rent in advance if you are moving to a new home. Housing support options change, so ask.
  • Keep photos from when you move in and move out for the bond.
  • If you're facing eviction or Tribunal action, get urgent help from Community Law or a tenant advocate. Don't ignore the notice.
