Subject: Rent at [address] - request for a temporary arrangement
Hi [Landlord / Property manager name], I have been a tenant at [address] since [date] and have always paid on time [if true]. I wanted to talk to you early because my work situation has changed: my job ended on [date] and I'm looking for work. I would like to stay and keep the property in good order. Could we agree on a temporary arrangement from [date] for [X weeks/months]? For example: - Rent of $[amount] a week (instead of $[amount]) for [X] weeks, and the balance paid back by [date or $ per week], or - A short payment delay of [X] days while my income is sorted, or - [Another option you suggest]. I am applying for Work and Income support, which may include the Accommodation Supplement and, if eligible, help with housing costs, and I expect that to start on [date]. I'm happy to put the agreement in writing and sign it. Could we talk this week? I can be reached on [phone]. Thanks very much, [Your name]
Tips
- Landlords generally prefer a good tenant on lower rent to a vacancy. Being early, polite and specific helps.
- Get any agreement in writing and signed by both of you. A text or email counts, but a signed note is better. Do not rely on a verbal promise.
- Rent arrears: a landlord cannot just change the tenancy. They must follow the Residential Tenancies Act, so you can take advice from Tenancy Services (0800 836 262) if you feel pressured.
- Ask Work and Income about the Accommodation Supplement and a Special Needs Grant. A landlord can sometimes accept payment directly from Work and Income.
- If you cannot keep the home, see the 'end tenancy early' template. Notice rules differ for fixed-term and periodic tenancies.
