Talk to flatmates or housemates about rent when income drops

Housing

Use it when

You share a flat and need to agree to a short-term arrangement or move out.

Fill in the [brackets]

MESSAGE TO FLATMATES "Hey all. I wanted to let you know my job ended on [date] and money's tight. I want to keep paying my share and stay if I can. Could we have a chat on [day] about options? E.g. [paying $X a week for the next 4 weeks and catching up after I start work / moving to a smaller room / finding someone to take over my room if I need to leave]. I'll write down whatever we agree so we're clear." IF YOU'RE THE LEASEHOLDER AND NEED TO LEAVE "I need to move out by [date]. I'll help find a replacement flatmate, show them around and take care of the paperwork with the landlord. I'll keep paying rent until then." CHECK - Who is on the tenancy agreement? Names matter for who's responsible. - Is there a flatting agreement or only a tenancy agreement? - Agree the plan by text or email, so there's a record.

Tips

  • Raise it early. Most flatmates would rather hear it sooner.
  • If everyone's on the tenancy agreement, everyone is generally responsible for the rent. Changes need the landlord's consent.
  • Boarders and licensees have different rights from tenants. Check tenancy.govt.nz.
  • Work and Income may be able to help with accommodation costs even in a flat.
  • Keep any agreement short and written, with dates.
